    Plain-English definitions of the terms Smoky's Furniture uses across the site — from ADR and occupancy to turnkey furnishing and the spec phase. Built for owners, property managers, realtors, and builders new to the Sevier County vacation rental market.

    ADR (Average Daily Rate)

    The average nightly rate a vacation rental earns, calculated as room revenue divided by booked nights.

    ADR is one of the two headline numbers The Next Move tracks each Wednesday for Sevier County. Rising ADR with flat occupancy usually means guests will pay more for a better-furnished cabin.

    Occupancy

    The percentage of available nights that are actually booked in a given period.

    Occupancy is reported alongside ADR in the Sevier County weekly briefing. Furniture upgrades most often move occupancy first (better photos, better reviews) and ADR second.

    RevPAR (Revenue per Available Room)

    ADR multiplied by occupancy — the single number that captures both pricing and demand.

    RevPAR is how vacation rental owners compare the true earning power of two cabins even when one charges more but books less.

    Vacation rental

    A short-term-rental property (typically a cabin, chalet, or home) rented by the night to travelers.

    Smoky's Furniture uses "vacation rental" rather than "cabin rental" as the category term. "Cabin" still refers to the specific property.

    STR

    Short-term rental — any property rented for stays under about 30 nights, including vacation rentals.

    PMC (Property Management Company)

    A company that markets, books, cleans, and maintains vacation rentals on behalf of owners.

    Smoky's Furniture runs a dedicated PMC track for portfolios of 10–500+ cabins with volume pricing and Monday–Saturday response windows.

    Turnkey furnishing

    A single-scope project that covers design, sourcing, delivery, styling, and installation — the cabin is guest-ready on handoff.

    Turnkey is the default engagement for new builds and full replacements. Owners never need to fly in or coordinate multiple vendors.

    Refresh vs. Replacement

    A refresh updates a few high-impact pieces (sofa, beds, textiles); a replacement re-furnishes an entire cabin or room end-to-end.

    Refreshes are usually recommended every 3–5 years to protect ADR; full replacements are budgeted every 7–10 years on high-turnover cabins.

    Spec phase

    The pre-construction window when a builder selects finishes and, ideally, coordinates furnishing so the cabin is rental-ready at close.

    Contract-grade furniture

    Furniture engineered for high-turnover commercial use (hotels, rentals) with reinforced frames, stain-resistant fabrics, and heavier-gauge hardware.

    Consumer-grade furniture from big-box retailers is not designed for 200+ guests per year. Contract-grade is the reason a cabin's sofa lasts five seasons instead of one.
